Who needs an EICR?

An EICR checks wiring, sockets, the consumer unit and earthing/bonding against BS 7671 wiring regulations, identifying any damage, deterioration or dangerous conditions. You should have one if you are:

• A landlord letting any residential property, including licensed HMOs

• A homeowner carrying out routine electrical safety checks

• Responsible for a commercial premises — offices, shops, restaurants, workshops

• Remortgaging, selling or insuring a property

Do I Legally Need An EICR?

An EICR is now expected as best practice for tenant safety and to satisfy the Renting Homes (Wales) Act 2016 fitness for human habitation requirements, and it's a mandatory condition of most HMO licences in Cardiff and the Vale of Glamorgan. Many mortgage lenders, letting agents and insurers also require a valid, in-date EICR before they'll act for a property.


What Do The EICR Report Codes Mean?

A satisfactory EICR may still list observations. C1 means danger present, requiring immediate action. C2 means potentially dangerous, requiring urgent remedial work. C3 is an improvement recommended but not required. FI means further investigation is needed. Any C1 or C2 finding means the report is classed unsatisfactory until the work is completed.


What's The Difference Between An EPC And An EICR?

How Long Does An EICR Take, And How Long Is It Valid?

Testing typically takes 2-4 hours for a residential property, and longer for larger HMOs and commercial premises, as power needs to be isolated during testing. EICRs are generally valid for 5 years for rented properties, or 10 years for an owner-occupied home, unless the report specifies an earlier re-test date.
