Who Needs An Asbestos Survey?
Under the Control of Asbestos Regulations 2012, a Management or Refurbishment/Demolition Survey may be a legal requirement if you are responsible for:
• Non-domestic premises built before 2000 (offices, shops, commercial units)
• HMOs and communal areas of blocks of flats
• Any property undergoing renovation, refurbishment or demolition
• Landlords with a legal "duty to manage" asbestos under Regulation 4

What's The Difference Between A Management Survey And A Refurbishment/Demolition Survey?

A Management Survey identifies asbestos-containing materials (ACMs) present during normal occupation and use, without being unduly intrusive — ideal for landlords and duty holders keeping an asbestos register up to date. A Refurbishment/Demolition Survey is fully intrusive, required before any renovation, refurbishment or demolition work, and may involve destructive inspection to locate hidden asbestos within walls, floors and ceiling voids.
An EPC measures a property's energy efficiency and running costs. An Asbestos Survey identifies whether asbestos-containing materials are present and assesses the risk they pose. They're completely separate legal requirements. Many landlords need both — and we offer £30 off when you book them together.

A Management Survey of a single residential property typically takes 30-60 minutes on site. Larger HMOs, blocks of flats, and commercial premises take longer depending on size and complexity. If samples are taken, they're sent to a UKAS-accredited laboratory for analysis, and your written report is typically delivered within 3-5 working days.
